LANDLORD FEES

TENANT FIND: 8% (9.6% inc vat) OF THE FIRST YEARS RENTAL INCOME
(example if the monthly rent is £900pcm the fee would be £1036.80 inc vat)

INCLUDES:

  • Free market appraisal and advice on refurbishment, compliance guidelines etc
  • Market the property
  • Sourcing suitable Tenant(s)
  • Accompanied viewings (where appropriate)
  • Collect and remit initial months’ rent received
  • Agree collection of any shortfall and payment method
  • Deduct any pre tenancy invoices
  • Provide tenant with payment details

RENT COLLECTION:   10% (12% inc vat) OF THE MONTHLY RENT FOR THE DURATION OF THE TENANCY
(example if the rent is 1000 pcm, the fee would be £120 pcm inc vat)

INCLUDES:

  • Tenant Find plus
  • Collect and remit the monthly rent received
  • Deduct commission
  • Prepare monthly statements to Landlord
  • Pursue non-payment of rent and advise on rent arrears

FULL MANGEMENT:   12.5% (15% inc vat) OF THE MONTHLY RENT FOR THE DURATION OF THE TENANCY
 (example if the rent is £1500pcm, the fee would be £225 pcm inc vat). 

INCLUDES:

Tenant find plus:

  • Collect and remit monthly rent received
  • Deduct commission and other works
  • Pursue non- payment of rent and advise on rent arrears
  • Arrange routine repairs and liaise and instruct contractors
  • Hold keys throughout the tenancy
  • Prepare and send monthly statements 

TENANCY AGREEMENT CHARGE OF £180.00 (INC VAT)

This is an additional charge on all of the above services

ARRANGEMENTFEE FOR WORKS OVER £500.00        5% (6% INC VAT)

  • Arranging access and assessing costs with contractor
  • Ensuring work has been carried out in accordance with the specification of works

Please note that in the event that a Tenant introduced by the Agent purchases the property from the owner either in his own name or in the name of a nominee the owner will pay to the Agent a fee of 1% (1.2% INC vat) of the sale price (example if the property sold for £425,000 the fee would be £5,100.00.  Such fee being payable on completion of the sale.
